Following our work for The Duchy of Cornwall at Poundbury in Dorset and Farrington Gurney, they have employed us to develop the first phase of Leon Krier's masterplan for the Newquay Growth Area into a detailed architectural proposal. The urban design principles used at Poundbury have been maintained and developed and sustainability has been put at the heart of the project. The first phase, which is on the eastern fringe of Newquay to the south of existing playing fields, includes a care home, a new Catholic church, offices, a shop, a café and about 200 houses and flats all focussed on a central square. We are also starting to plan the next phase which will include the first stage of a new High Street and another care home. The architecture is strictly based on the local Cornish vernacular and is therefore quite distinct from the Dorset style used at Poundbury. A special feature is the inclusion of quite a number of verandahs and colonnades. An intimate village atmosphere with a strong sense of enclosure is created by a network of relatively narrow streets and lanes. The overall masterplan was developed in an Enquiry by Design consultation event led by The Prince's Foundation, and a Building Code for the Growth Area developed by Robert Adam Architects will be used to control the architectural quality and sustainability of this major urban extension.
