The site is close to the City Centre and is well placed for access to local facilities. It is presently vacant and had been used for second hand car sales and before that as a garage. The proposal for residential development provides a variety of dwellings on the corner of Midland Road and Horton Street. The accommodation comprises one studio flat, two 1-bedroom flats, six 2-bedroom flats, two 2-bedroom maisonettes, one 3-bedroom maisonette and one 2-bedroom house together with nine car-parking spaces and secure storage for sixteen bicycles. The proposed buildings draw on the character seen in Old Market and at the northern end of Midland Road. The buildings are split into four distinct parts of different height and architectural treatment with emphasis given to the corner by the highest part; a four storey tower. The scale of the adjoining former chapel on Midland Road is respected in the new building by the third storey being wholly within the roofspace. The proposed development maximises the potential of a site that is in a highly sustainable location, respects the form and scale of development in the nearby Old Market Conservation Area and indeed makes a positive contribution to the streetscene.
